				   Rent is payable by check, cash or PayPal (our email 
					address is pp@cabotime.net ). At least 
					one person over the age of 21 must be registered for the room with a valid 
					credit card.
				 
				Availability: Check with me for current availabilty 
					and actual dates.  Some of the contracts I have are for "fixed weeks ", 
          where I get the same room during the same week every year.  Other contracts 
          are what are colled "floating weeks".  Floating weeks are reserved on a 
          first-come first-served basis.  We will need
                    to check with the resort to see if the week you want is available.  Floating
                    weeks in Cabo book up anywhere from 3 to 10 months in advance, so book early!  
          At some resorts, like Pueblo Bonito, popular winter weeks are booked up the 
          first day they are available, 365 days in advance.
                    Some resorts have black-out dates like Christmas or Easter week.   
                
                    Most resorts use a week number system, like "week 52" for New Years eve week.  But
                    week 4 at one resort might be week 5 at another.  Since all of the resorts
                    use a slightly different system, please request actual dates.  All of the resorts
                    have a
					fixed "check-in" day, typically Friday, Saturday, Sunday or Monday. 
                    While some resorts have a choice of two or maybe three different check-in days,
                    they are not flexible at all about adjusting them.   
                
                    Reservations :  Once you pick a week, we will call 
					for availability.  We will make an actual reservation once we receive a 
					down-payment of half of the rental anount shown on our calendar.  If that week is no longer 
					available we will contact you to see if you want to try another week. If no 
					other week is acceptable, we will refund your money in full. 
					 Once a reservation is made, we will give 
					you a “Guest Assignment Form” to confirm your reservation. We also fax a copy 
					of this to the resort. We will also
                    send you a Rental Agrreement with the terms of the rental for you to sign. The balance of the rent is due 45 days before your departure date.
                 
				Refunds : If you need to cancel your reservation, we will 
					refund you money, minus a $100 handling fee and any change fees the resort charges, only if we can rent the week to someone else 
          . Remember that the closer it is to your travel date, the more difficult it is 
          to find a new renter. If you find a new renter yourself, I will gladly resubmit 
          the forms with the new names to the resort. If no new renter can be found before 
          your arrival date you will be liable for the full amount. I may have to lower 
          the price to re-rent the unit if you cancel too close to your check-in date, and 
          you would forfeit the difference. For example, if you paid $1500 for the room 
          and I had to rent it for $1200, you would only receive $1200, minus change fees 
          and the $100 handling fees. If you want to just do a straight cancelation more than 30 days 
          before your arrival I will accept 1/2 of the website price prior to any discounts. This is usually equal to your down payment.  
          We understand that circumstances sometimes come up at the last minute, and 
          we will make every effort to work things out. But these are timeshare units that 
          often have very strict rules as far as refunds, and they are not nearly as 
          flexible with their cancellation policies as a hotel is. 
				Included : There is about a 10-22% tax on all hotel charges if 
					you were to get the room through a travel agent or airlines or directly through 
					the resort. This tax is included in our price for the cost of 
					the room only. The resort will require that you give them a credit card when 
					you check in to cover any additional costs charged to the room. When you charge 
					things to the room the tax will be added when you check out. Some resorts also 
					add a tip to the price of food and drinks.  Everywhere you go in Mexico, watch your bill. 
					You never know if their math skills are very bad or they are just very 
					creative! The exchange rate is typically about 9 to 11 pesos to the dollar. It 
					varies quite a bit depending on where you go.
